Q. Can I use my own builder? A. Yes, after the builder is approved by the Architectural Review Committee (ARC).
Q. What will be the market value of the homes built in Branch Cove? A. The homes will range in market value from $200,000 to $400,000.
Q. What style of homes are being built in the community? A. The homes in Branch Cove reflect the traditional Southern and Victorian styles of the late 1800's and early 1900's. Several homes with these historic styles can be seen in Branchville. Please see House Plans.
Q. Are there minimum square foot requirements for the houses? A. Yes, with flexibility. The minimum requirements are 2200 ft2 for a one level, 2500 ft2 for a one and a half level, and 2800 ft2 for a two level. However, consideration is given by the Architectural Review Committee (ARC) for expandability, architectural elegance, and large porches. In these cases, some variances may be granted. For example, an unfinished bonus room can count toward the overall square footage of the house.
Q. Is there a time limit in which construction must begin? A. No. However, if construction is delayed more than 6 months from the purchase date, then a lawn shall be established and maintained.
Q. Are there Covenants for the community? A. Yes. Protective Covenants have been established and recorded in St. Clair County in order to protect the aesthetic appearance of the overall community by specifying acceptable architectural standards, design criteria, and development restrictions.
Q. Is there a Property Owners’ Association? A. Not yet. A Property Owners’ Association will be established at time determined by the Developer.
Q. Will there be dues required by the Property Owners’ Association? A. Yes. When the Property Owners Association is formed, dues will also be required. It is expected that the dues will be about $250 per year. Until that time the Developer will cover maintenance of the Common areas.
